A resounding success for Bovis Lend Lease and TWI in Cambridge, UK
The Pharmaceutical Division of Bovis Lend Lease has completed the fast track construction of a new £12m Technology Hall with office and laboratory facilities for TWI Ltd, Europe’s leading independent research organisation into welding and joining. The buildings were completed two weeks ahead of schedule, allowing occupation to commence in the Spring with a recent opening ceremony to mark full operational ability.
The design of the hall represented an interesting challenge as TWI required maximum flexibility of space utilisation, whilst allowing for the large scale and specialist equipment that the usage dictates. David Amos, UK Operations Manager at Bovis Lend Lease explains, “General areas had to be designed to support loads of 30 KN / metre² with additional specialist areas for the heavy duty equipment taking loads of 60 KN / metre².”
The design of the new building brings all activities under one roof, creating greater control in managing activity and ultimately resulting in reduced costs for TWI. Amos continues, “Added to the load bearing problem came the acoustical problem of incorporating office accommodation adjoining to the area, whilst maintaining necessary health and safety standards. The heavy engineering block had to be isolated from the adjoining office accommodation with acoustic metal stud partition to allow normal office activity, creating a barrier for both noise and fire. The wall contains punched windows for maximum design impact, allowing visitors and staff to view activity in the heavy engineering section.” Every step of the design process was rigorously tested using specialist CAD programmes to ensure fit for purpose.
In addition to design and construction, Bovis Lend Lease was responsible for managing the whole project including refurbishment of existing buildings and demolition of the original office block requiring the relocation of staff and equipment to temporary accommodation.
The TWI Technology Hall is one of a number of projects undertaken in Cambridge, UK by Bovis Lend Lease. Past projects include major laboratory developments for Wellcome Trust at Hinxton Hall and Cantab Pharmaceuticals at the Cambridge Science Park.
